Comprehensive REAC & UPCS Inspection Training

This workshop is designed to discuss the fundamentals of REAC Compliance and the UPCS Inspection Protocols, as well as all of the recent updates and expected changes. This session includes a high-level review of the UPCS Inspection Code, REAC Scoring, the new rules and updates. This classroom session is a terrific resource for managers, maintenance, and executives who want to understand what needs to be addressed on their properties at all times to ensure that the property is well prepared at all times and non-compliance risks can be identified and eliminated.

In 2018, HUD stated that there would be a new direction for REAC - one that places focus on every day compliance, inspections that are able to accurately portray what the condition of the property is like for residents on an average day, not just after a maintenance fire drill. Proper physical compliance on properties needs to be a vigilant process, one that is constantly in motion and constantly striving to be better.  Now, HUD has indicated a new series of changes to the inspection process, creating a new inspection protocol - NSPIRE - which promises to reinvent the inspection process. These new requirements will be much more than just an inspection checklist. Much of it will require new thinking on how properties are managed, developed, and financed. HUD expects properties to be maintained at full compliance every day. This will present new challenges for everyone involved, including a need for leadership which strives to empower management professionals to excel.  In these workshops, we will review both what needs to be done during this transition and what NSPIRE brings for the future. This covers much more than just tricks to get through a single inspection.

Conquering REAC Compliance is about understanding that the physical requirements for a property are no different than the regulatory requirements - you have to have a discerning eye for issues at all times, set processes in place to double check your physical compliance. How to Succeed at Your Management and Occupancy Review (MOR) with EIV - Detroit, MI

This is a half day workshop designed to inform Section 8 assisted properties of the continued HUD requirements and what should be included in your tenant files.  It is designed to update Owners/Agents/Site Staff on the HUD mandates that have been introduced in the past few years.  Some of the topics that will be covered are:

  • Do your tenant files contain all of the required documents and are you compliance with HUD requirements?
  • Have you incorporated the income/asset verification process as outlined in HUD Manual 4350.3 Change 4?
  • What EIV documents are you printing and placing in your tenant files? Are you pulling them and responding to them at the right time?
  • Are you using the current updates all of the required HUD forms?
  • Are you in compliance with the new VAWA requirement?
