This comprehensive course covers the essential knowledge and skills needed to succeed as an affordable rental property manager. Through a series of lessons, you’ll gain insights into the daily responsibilities, legal processes, occupancy management, resident life cycle, and property maintenance requirements for affordable housing communities.

Lesson #1 – Management Calendar: Explore the cyclical nature of property management by breaking down the responsibilities across seasons and months. Get a glimpse into the typical day-to-day tasks of a manager.

Lesson # 2 – Resident Life Cycle: Learn to navigate every stage of a resident’s journey, from consideration and waitlist management to application intake, agency interactions, move-in, residency, renewal process, and move-out procedures.

Lesson # 3 – Occupancy Management: Discover strategies for effective marketing, setting rents and income limits, utilizing available resources, and conducting outreach. Understand the importance of resident retention through events, service measurement, and renewals/recertifications. Gain insights into managing turnover and addressing social responsibilities.

Lesson # 4 – Legal Processes: Familiarize yourself with legal procedures such as demands for possession, evictions, non-renewal processes, resident correspondence guidelines, and fair housing compliance. Learn how to respond to fair housing claims and address hoarding situations through remedial action plans.

Lesson #5 – Property Maintenance: Explore the role of certificates of insurance (COI) and the importance of preventative maintenance in preserving the condition and value of affordable rental properties.
